General Guidelines for Home Maintenance
These guidelines provide a basis for ensuring the home is properly maintained during your lease.
Resident Responsibilities
Heating Ventilation and Cooling (HVAC) – Tenant should regularly change the filters as needed and batteries in the thermostat as needed. Keeping your thermostat between 70-76 degrees in the summer and 66-70 degrees in the winter will help tremendously in curtailing HVAC problems along with keeping your energy bill much lower.
Appliances – Basically, keep everything clean and if you have filters, you should change those as needed.
Home Exterior – Keep everything clean and free of debris, mold or mildew including the home’s exterior, walkways, first floor gutters, fences, mailboxes, and driveway.
Irrigation – Periodically testing the irrigation system, setting the clock, and adjusting and replacing any broken sprinkler heads.
Lawn and Landscaping – Ensure the lawn is regularly mowed and free of weeds; ensure any ornamental bushes are periodically trimmed. Basically, everything below 8’ is the resident’s responsibility for maintaining.
Pest Control - Regular pest control for common pests like ants, roaches, spiders, beetles, and small rodents.
Smoke Detectors – Ensure to periodically check and change batteries.
Having these supplies handy will help make maintaining your home quick and simple.
